Welcome to Beverly Oaks. We hope your residency here is a good one. The majority of the homes in Beverly Beverly Oaks AssociationOaks are owner occupied. We want all renters to feel at home in the community and welcomed.

As a temporary resident, we ask that you become familiar with and abide by the association rules in order to stay in good standing with your neighbors.

Repairs and Services

The Association maintains individual front yards (mowing), the entrance gates and entrance landscape, the exit roadway & traffic spike system, the cul-de-sac landscaping, exterior painting, street maintenance, and enforce architectural standards and vehicle/parking control. The operating body of the Association is the a Board of Directors.

The Association own the streets, water lines, sewer lines, and the concrete perimeter fences associated with your home/lot. Please contact the homeowner for all repairs.

New Resident Registration

All Beverly Oaks residents are required to provide current contact information. Please register or update your information as it changes.



Renters Insurance Required

Community Rules - Vehicles

PARKING AND ACCESS: No vehicle belonging to or under the control of any Owner or member of the family or guest, tenant, lessee or employee of an Owner shall be parked in such a manner as to impede or prevent ready access to any entrance to or exit from the common properties- All vehicles must have current registration and state inspection stickers.

PARKING AREAS: Vehicles shall be parked within designated parking areas only and shall be operational at all times. No automobile maintenance shall occur in designated guest parking areas.

CAR REPAIRS: No major car repairs shall be permitted in the driveways of any living unit. Vehicles shall not stand for an extended period of time in a non-operational condition.

FIRE LANES: All streets of the subdivision are twenty two (22) feet wide fire lanes and are marked as such- Vehicles parked within the fire lanes shall be subject to ticketing and/or towing.

GARAGES AND DRIVEWAYS: Each unit has a two (2) car garage and, in addition, two (2)parking spaces in the driveway, therefore no residents vehicle shall be parked in the Street.

COMMERCIAL VEHICLES: No commercial vehicles, such as vans. wreckers, cabs, commercial trucks larger than three-quarter ton shall be parked within the subdivision overnight or on a repetitive basis, for any reason. Any variation from this rule shall require advance approval from the Board of Directors.

VISITOR PARKING: Visitor parking spaces (24 total) are marked as such and shall be used by visitor exclusively. These spaces are marked. Parking is for a maximum of 12 hours. Vehicles parkedin violation of the rules shall be subject to ticketing and/or towing (approximately $300 to receive a release). LEISURE VEHICLES AND TRAILERS: Boats, trailers and motor homes shall be parked within garages or stored off the premises. Any boat, trailer or motor home continuously parked on the premises shall be subject to being towed or a violation fine.


Community Rules - Pets

PET MAINTENANCE: Cats, dogs, birds, reptiles, or other animals shall be kept in such a manner so as not to disturb the other residents. Owners shall be responsible for clean-up and proper disposal of waste after walking animals. Animals shall not be kept, bred or maintained for commercial purposes.

UNDISCIPLINED PETS: If any animal becomes obnoxious to any of the other residents, the Owner or person having control of the animal shall be given a written notice by the Board of Directors to correct the problem. If not corrected the Owner, upon second written notice, shall be required to remove said animal.

NUMBER OF PETS: Written permission from the Board of Directors shall be required to maintain more than three animals at a residence.

LEASH LAWS: All animals shall be leashed when outside of the Owner's property in accordance with city leash laws.

PERSONAL INJURY AND PROPERTY DAMAGE: All residents shall assume full responsibility for any personal injuries or property damages caused by any animals which are in their personal care.

VISITORS' PETS: All responsibility of animals of visitors shall rest with the Owner or Resident of the living unit visited.


Community Rules - Facility

RESPECT FOR OTHERS: Residents of this subdivision shall conduct themselves in a manner in which all rights of all the residents are duly respected.

USE OF LIVING QUARTERS: Units are zoned and intended for residential use only. Commercial activity such as business offices, storage of inventory, garage workshops, and the storage of commercial tools or vehicles shall not be permitted.

NOISE LEVEL: Residents shall exercise reasonable care to avoid making or permitting to be made loud, disturbing objectionable noises. This shall include use of any musical instrument, power tool, radio, sound equipment, television or any other equipment which would cause or tend to cause any objectionable noise or would interfere with reception of television or radio signals.

TRASH: All trash shall be contained in closed plastic bags and placed on the street next to the curb, but not on the lawn, by 6:00 AM only on assigned collection days. (Tuesday and Friday) TO AVERT POSSIBLE ANIMAL PREDATORS, TRASH SHALL NOT BE SET OUT THE NIGHT BEFORE COLLECTION.

BRUSH/BULKY COLLECTION: Brush and bulking waste is collected every Friday by city workers. Residents shall set this out at the curb no earlier than 6:00 am on the day of collection. This includes brush, furniture, and appliances, but does not include rock, scrap building materials or other trash from construction or other major remodeling. WINDOW COVERINGS: Any window coverings which are visible from the common areas shall be neutral colors (preferably beige or white). No window shall be covered with aluminum foil or similar material.

YARD LIGHTS: Each Owner shall be responsible to maintain a burning light bulb in the light pole and to repair the pole; electric eye and fixture when necessary. Each owner shall replace burned out bulbs as soon as possible to maintain maximum lighting in the complex.

DECORATIONS: Decorations for the December Holidays shall be permitted and encouraged provided they are in good taste and shall be removed by January 15th.

UNOBSTRUCTED COMMON PROPERTY: No driveways, entrance or passageways which are common properties shall be obstructed or used by any Owner or lessee for any purpose other than ingress and egress to their residence.

CLEAN PATIOS AND ENTRIES: All patios and entries shall be kept in a clean and neat condition, free of debris and refuse. Any delivered materials such as phone books and newspapers shall be picked up on a daily basis.

USE OF PATIOS AND ENTRIES: Patios and entries shall not be used for storage purposes nor shall any owner fence in, wire in or, in any other way, enclose such area. If the Owner allows such areas to become cluttered or unsightly in any manner, the Owner shall be given written notice to correct such condition by the Board of Directors.

FLAMMABLE LIQUIDS AND EXPLOSIVES: No Owner, resident or lessee shall use or permit to be used or brought into any living unit any flammable liquids or explosive materials without prior written consent of the Board; No form of fireworks shall be permitted as per City Ordinance.

DAMAGE TO LANDSCAPE: Any resident or residents guest damaging any landscaping maintained by the Association in common areas shall be financially responsible for the repairs or replacement of said landscaping; This will include parking or driving vehicles on the landscaped areas.
