Styled garage doors are the latest in contemporary building. Such an upgrade makes sense in Beverly Oaks where the garage door is the most prominent external feature and the doors are in such poor shape overall. This design element being used in La Villita (Royal and O'Connor). The idea is to take a liability and make it an asset. Styled doors will significantly upgrade and update the property.

We have contacted every major wholesale garage door manufacturing company in the US (not local dealers) and talked with their designers and technical staff screening at least 200 doors. This is what we found.

The Hardwood Door


The hardwood door is the flagship of styled doors and we are including it here mostly as a reference; the cost is high. Most products on the market are made in the image of these furniture grade doors.

Steel Plank Door

This door is a steel replica constructed of steel 2x4's (planks) mounted on a flat steel base. The door looks like a painted wood door and the steel planks make a very robust low maintenance door. The door below is made with 3 horizontal sections (not 4 like our current doors). This gives the door a very open look and allows for over sized windows. There are 8 styles and 6 window sets for each. Below is one of our favorites... a simple, understated, but elegant door... this door would add a very unique and distinctive character to the community...

Comments	This Arizona company builds a robust door for hot climates. A steel plank door is stronger and will last longer than the low grade 24 ml steel doors or PVC doors currently going up in the community. There are many other multi-layer doors using wood veneers (pergo like), PVCs, MPC's, etc. Great looking doors but we have rejected these because of the Dallas heat.
	Northwest Door has a similar product made of commercial grade aluminum for $1,700. They claim it to be even more durable than steel. nwdusa.com

Stamped Steel Door

Stamped steel doors are light gauge, flush steel doors with a pattern pressed into the metal. This manufacturer has 4 patterns and 8 window options; we selected the door below for its light and contemporary lines. It has a soft look. Like the doors above, this is a 3 piece door (top, middle, bottom) with oversized windows. This is not your standard "facing the back alley" door, it is a custom look for homes with a lot of door frontage.

Because the pattern stamped in this door is shallower than the steel plank assembled door ( it does not have the depth or the sharp corners), we see this as less as a wood replica, and more as a 3D design. Doors at Beverly Oaks

As a point of reference, we have included "mock-ups" of the 2 doors currently in the community. The "builders standard" is a very neutral flush door (70%+ of installations).
